INSTRUCTING US

First and foremost we will do a FREE market appraisal and with those details we aim to market your property at the best possible price depending on property demand. 

An EPC would be prepared for which you have to pay in advance, photographs will be taken of your property and the property then advertised in local papers and would appear on our website. We would also send details to Relocation companies, where appropriate. Your property would be matched against our extensive mailing list and with our eight sales offices, we would ensure they give out details of your property to anyone visiting their offices which match the requirements.

Step 2…

ARRANGING VIEWINGS

Once the property is on our lists and advertised, we should be able to generate interest in your property. We would ask you to complete a Management Questionnaire which would help us answer any questions that might assist us with letting your property. We employ three viewing representatives who will show any prospective tenant around your property. They will also be able to give details of the area as we have many tenants who are relocating and need to know about schools and local transport. Our viewing representatives give us regular feedback from viewings carried out at your property.

Step 3…
TENANCY APPLICATION

When a prospective tenant decides they would like to rent your property, they are required to complete a Tenancy Application Form giving details of their employment, current address and bank details. We ask the landlord for their consent for us to proceed before processing the application with a credit company and we usually receive an answer from the company with 24 - 48 hours.

Step 4…
TENANCY AGREEMENT

Once we have received confirmation of the suitability of the tenant, we would then arrange a date for the tenant to move into the property. This date would be discussed with both the landlord and the tenant. Prior to the tenants taking possession of the property, we would arrange for a Landlords Gas Safety Certificate, if applicable and if an inventory has been requested, we would arrange for our Inventory Clerk to carry this out.

We would prepare the Tenancy Agreement which is a legal document and we use a six month Assured Shorthold Tenacy Agreement which is widely used within the industry. The tenants are then asked to come into our office and sign the agreement. Masdaq Property & Mortgage Services as your agents would countersign the agreement on your behalf. The tenant would be required to pay the first months rent and a security deposit at this stage. We then hand over the keys for the property and a copy of the inventory (if one has been requested) for them to sign and return a copy to us once they have inspected the property.

Step 5…
AFTER MOVING IN

We would write to the various utility companies giving them details of the new occupiers of your property. Accounts would then be set up in their names. Depending on which service you have chosen, we would either set up a standing order from the tenants account to yours for the rent to be paid monthly or via BACS into your account within 2 to 3 working days of us receiving the money. A statement would also be sent to you monthly with this service.

And Finally….
CONTINUING THE SERVICE

Once the tenants have settled into the property, we would manage the property according to which service you have chosen. For example, on our fully managed service, we would carry out regular inspections of the property and report our findings to you.
